A Property Report is a report of ownership which can also include encumbrances, liens, taxes & judgments against the property and owner. A Property Report is not Title Insurance.

A Refinance Transaction is used when a Loan Policy is required to insure the new loan. This can also include 2nd loans, but only when a Loan Policy is required.

A Sale Transaction is used when an Owners Policy is needed to insure the transaction. A Loan Policy is also available when a mortgage is being obtained to finance the purchase.

Name Searches are used when you are not interested in a specific property, but rather you want to know what liens or transactions a person has been involved with within a certain time period on any property.
