Closing
Title commitments and title insurance are handled by an Access Title Agency office. The physical closing is conducted at the nearest Access office with buyers, sellers, attorneys, lenders, and Realtors®. The closer, who is an Access employee, receives and disburses funds and issues the buyer and lender a clear title policy.
Escrow-Only Closing
The title commitment and title insurance are handled by an underwriter, while the physical closing and disbursement of funds are managed by an HBW office.
Witness-Only Closing
The title commitment and title insurance are handled by an underwriter or another title company, as well as the disbursement of funds. HBW hosts the closing solely to notarize signatures and send the documents to the company issuing the insurance policy. This service is primarily used for properties purchased in another state when a local consumer is relocating or purchasing a second home.
Remote Online Notarization (RON) and Remote Ink Notarization (RIN)
Available with lender approval and where permitted by law.
Owner’s Title Insurance Policy
Fee simple title policy, leasehold owner’s policy, and contract purchaser’s owner policy.
Lender’s Title Insurance Policy
Simultaneous issue lender’s policy, refinance lender’s policy, and leasehold lender’s policy.
REPORTS
ATG Report
An ATG attorney-agent-only product providing a search report for a specified span of time, including all items of record, a tax search, and a court records search with a detailed report cover. A preliminary report is initially sent, followed by a final report after the recording of new documents.
Name Search Report
A search report on an individual, multiple individuals, or a company for a specified span of time using Circuit Clerk and County Recorder records. Document types must be specified.
Ownership Search Report
A report showing the chain of ownership for a specific property over a specified span of time. A preliminary report is initially sent, followed by a final report after the recording of new documents.
Property Report
A report showing vesting deed information from the last deed of record, along with any liens or encumbrances recorded after that date. A preliminary report is initially sent, followed by a final report after the recording of new documents.
Search Package Report
A non-ATG agent product providing a search report for a specified span of time, including all items of record, a tax search, and a court records search with a detailed report cover. Copies of all documents found are included at a pass-through copy cost.
CONSTRUCTION ESCROW REPORTS
Owner’s Construction Escrow
Oversight of construction documentation and disbursement of owner construction funds with mechanic’s lien coverage.
Loan Construction Escrow
Oversight of construction documentation and disbursement of owner and loan construction funds with mechanic’s lien coverage for the lender only.
Mechanic Lien Search
A search of all necessary public records for mechanic lien claims within a specified time frame.
