Settlement Services

  • Closing
    • Title commitment and title insurance are done by an HBW office. The physical closing will be conducted at the nearest HBW office with buyers/sellers, attorney’s, lender and realtors.  The closer, who is an HBW employee, receives and disburses funds to issue the buyer/lender a clear policy.
  • Escrow Only Closing
    • The title commitment and title insurance are done by an underwriter, but the physical closing and disbursing of funds are handled by an HBW office.
  • Witness Only Closing
    • The title commitment and title insurance are done by an underwriter or another title company as well as the disbursing of funds. HBW will host the closing solely to notarize signatures and send those documents to the company issuing the insurance policy.  This is mainly for the purpose of properties purchased in another state when a local consumer is moving or purchasing a second home.

Remote On-line Notarization (RON) and  Remote Ink Notarization (RIN) are available with lender approval and where allowed by law

  • Owner’s Title Insurance Policy
    • Fee simple title policy, leasehold owner’s policy and contract purchaser’s owner policy.
  • Lenders Title Insurance Policy
    • Simultaneous issue lenders policy, refinance lenders policy, leasehold lenders policy.

Reports

  • ATG Report
    • An ATG attorney-agent only product, a search report for a specified span of time providing all items of record, a tax search and a court records search with a detailed report cover. A preliminary report is initially sent, with a final report sent after the recording of new documents.
  • Name Search Report
    • A search report on an individual name, multiple names or a company for a specified span of time of the Circuit Clerk and County Recorder’s records. Document type(s) must be provided.
  • Ownership Search Report
    • A report showing the chain of ownership on a specific piece of property, for a specified span of time. A preliminary report is initially sent, with a final report sent after the recording of new documents.
  • Property Report
    • A report showing a vesting deed forward from the last deed of record and any liens or encumbrances after said date. A preliminary report is initially sent, with a final report sent after the recording of new documents.
  • Search Package Report
    • A non-ATG agent product, a search report for a specified span of time providing all items of record, a tax search and a court records search with a detailed report cover. Copies of documents found are included with a pass-through cost of the copies.

Construction Escrow

  • Owner’s Construction Escrow
    • Oversight of construction documentation and disbursement of owner’s construction funds with mechanic’s lien coverage.
  • Loan Construction Escrow
    • Oversight of construction documentation and disbursement of owner’s and loan construction funds with mechanic’s lien coverage for lender only.
  • Mechanics Lien Search
    • Search of all necessary public records for mechanic’s lien claims, for a specified time frame.
